During our recent stay, we enjoyed a breakfast of avocado toast and granola with housemade vanilla yogurt (which our 6-year-old praised as tasting much like ice cream).
Play shuffleboard, chill by warm fire pits or amble to a domed-seating area that offers 360-degree views of Balboa Peninsula’s charm. SoCal’s family-friendly reputation precedes it, with no shortage of kids’ club-touting resorts strung along the coastline. But newcomer Lido House, now part of Marriott’s Autograph Collection and nestled in Newport Beach’s marina, is different. More of an urban boutique hotel, with an exterior reminiscent of Cape Cod, the property manages to feel both fresh and family-friendly at once. That’s in part thanks to five thoughtfully designed three-story cottages onsite, which prove an ideal setup for parents with young children or larger groups. While I wasn’t blown away by the room or the service, and I was outright disappointed at their treatment of Bonvoy Elites, the hotel did have a lot of things going for it.

In fact, the idea for the Gardiner House began with the couple’s love of entertaining and blossomed from there. They found a pier off busy Thames Street with a parking lot for sale, convinced weary locals that their hotel, bar, and restaurant would be a better asset to the town than a parking lot, and won approval to build. The building housing the hotel is new, but the interior spaces seem as if they’ve been here all along. A boutique coffee shop attached to Lido House, Crew Coffee + Cremerie serves the same blends available at the hotel, plus several flavors of ice cream and chocolate-covered ice cream pops. The interior is more spacious than expected, with a high, domed ceiling, communal tables that offer plenty of seating, neutral tones that calm and relax, and everywhere, splashes of beachy décor.
It honestly worked out so well and gave us a well deserved break a few times a day to enjoy the gorgeous Lido House property. Crystal Cove State Park is a regional gem for hiking and exploring. The El Moro Canyon trail is especially beautiful in spring with wildflowers, but does feature some incline.
His great uncle was the founder of Squaw Valley Ski resort in 1949. Perhaps most importantly, he spent summers bouncing around Newport parties while he was growing up, observing and learning from the masters of high society entertaining. It makes sense that Cushing, his wife, Lucia, and business partner Wirt Blaffer would add international flair to the Gardiner House.
There’s also a rooftop bar, a prime spot since it’s the only such space in all of Newport Beach. Topside is (most obviously) a beach-inspired oasis on the top of Lido House. The rooftop bar and lounge boasts ocean views, pool views and everywhere, boho-chic design.
The style — we’ll call it Newport Classic Assemblage — is on full display at the Gardiner when you walk from the art-filled lobby into a very cozy, very green bar on the right. The 42-year-old Cushing wanted to distill elements of his Newport summers and life at the Ledges into the Gardiner House. As a result, the hotel has the spirit of a Newport home, but doesn’t try to recreate the buttoned-down aesthetic of the Gilded Age. Cushing knows a few things about a Newport summer, although his summers were anything but typical. If there were such a thing as Newport royalty, he could count himself among its ranks.
Pre-order food and beverage, reserve pool cabanas, or purchase a room décor package to make the occasion extra special. Perhaps this is where the Gardiner best captures Newport. As Cushing explains it, the town isn’t preppy like Nantucket. Newport is a hodge-podge of tennis, sailing, parties, ice cream, polo, sunburns, day-drinking, and day trippers. Here it’s WASP-meets-Yankee-meets-New York-meets-Boston. Adding his great-grandfather’s art to the hotel steeps the Gardiner House firmly in Newport history.
